Primary Purpose of Job

The Residential Loan Officer is a commission-based role responsible for generating Residential Loan volume. Works with the Residential Loan customer from origination through loan closing. Identifies cross-sell opportunities and refers to the appropriate sales representative.


Major Job Accountabilities

  • Solicits, prequalifies, originates, services customers, and closes residential mortgage loans for ASB and various other lenders
  • Conducts the loan interview in a timely, professional manner and responds expediently to loan requests
  • Structures financing options based on applicant's data; analyzes financial statements, tax returns, and income and expense statements and makes appropriate recommendations to customers based on customer needs relative to residential lending
  • Responds to telephone inquiries and contacts all assigned leads in a timely manner and actively cross-sells and refers customers for other ASB products and services
  • Complies with the product profiles, lending policies and procedures for those lenders with whom they company maintains a brokerage agreement
  • Conducts real estate presentations to educate real estate personnel about various mortgage programs
  • Performs the minimum required business development calls per month to various industry-related business partners. Meets residential loan production budget requirements
  • Complies with all regulations and laws pertaining to real estate lending
  • Keeps informed of current real estate lending trends relative to rates, fees, sales, and general market trends
  • Participates in functions and courses sponsored by lending-related organizations to further his/her knowledge of the real estate industry


Minimum Education Requirements

  • High School or Equivalent

Experience Required

  • Two (2) years minimum of Direct sales experience in residential lending

Required Skills or Training

  • Demonstrated sales ability and customer service orientation to servicing existing and new accounts
  • Knowledge of fundamental accounting principles and skilled in evaluating and analyzing financial statements, tax returns, and income/expense statements as they relate to residential lending
  • Knowledge and understanding of banking policies, regulations, and procedures pertaining to residential mortgage lending
  • Able to interpret and apply state and federal regulations as they relate to residential lending
  • Excellent verbal, written, interpersonal, and presentation skills
  • Excellent organization skills and able to meet multiple priorities and project deadlines
  • Works under minimal supervision, uses sound judgement and discretion in performing work duties and works cooperatively with others
  • Required to maintain a high degree of confidentiality of all information contained in the loan file
